About South Shore Chimney Repair

We repair chimneys on the South Shore of Massachusetts, and we have organised this whole business around one idea: you should understand what is wrong with your chimney before you pay anyone to fix it.

Why this trade needs that

Chimney work has a structural honesty problem, and it is not really anyone's fault. The customer cannot see the work. The crown is thirty feet up. The flue is a dark shaft nobody has looked inside in forty years. The flashing is behind a course of shingles. You are being asked to approve several thousand dollars of work on a part of your house you have never laid eyes on, based on the word of someone who climbed a ladder for ten minutes.

That information gap is why chimney quotes for the same house can differ by a factor of five, and why some homeowners get sold a full rebuild when the crown needed resurfacing. We deal with it in the most straightforward way available: photographs. We show you the crown, the joints, the flashing and, where it matters, the inside of the flue on camera. Then we tell you what we think it needs, and what it will cost, in writing.

What we actually do

Masonry repair and waterproofing — crowns, repointing, spalled brick, partial and full rebuilds, caps and dampers. Liner work — stainless relining, resizing flues after an oil-to-gas conversion, and the camera inspections that reveal whether you need it. Leak diagnosis and flashing repair, which is the single most common reason people call us. Sweeping and inspection, including the Level 2 camera scan that comes up during home sales and after a chimney fire.

What we do not do is pretend a chimney is worse than it is. A surprising number of the chimneys we look at need a few hundred dollars of preventive work and another look in two years. We will tell you when that is the case, and we will tell you when something can safely wait until spring.

Working on South Shore houses specifically

The housing stock here has patterns, and knowing them shortens the diagnosis. Quincy and North Plymouth are full of two-families and three-deckers built between about 1895 and 1940, with multi-flue brick stacks and lime-based mortar that must not be repointed with modern hard Portland mix. Plymouth has the highest concentration of pre-1800 houses on the South Shore, some with fieldstone flues that predate tile lining entirely. Hull, Scituate, Cohasset and the harbour-side Quincy neighbourhoods are fighting salt as well as frost. The interior towns — Pembroke, Hanover, Abington, Whitman — are mostly 1950s to 1980s ranches and capes where the chimney serves an oil boiler and the liner is now on the far side of fifty years old.

None of that is a sales pitch. It is just the difference between arriving with a plausible hypothesis and arriving with a ladder.

Availability

The phone is answered 24 hours a day, seven days a week, by a person. That matters in this trade more than in most, because chimney problems tend to announce themselves at bad times — the first cold night of the season, the middle of a nor'easter, or the moment a carbon monoxide alarm goes off at 2am.

We will also be honest with you about what 24/7 can and cannot mean. If your CO alarm is sounding, the correct call is 911, not us. If a nor'easter is taking the roof apart, nobody can safely work up there until the wind drops. What we can do at 2am is answer, tell you what to do right now, and have someone there as early as it is safe and useful to come.
