Before Your First Fire: 5 Chimney Checks for a South Shore House
Early November is the right time to check a South Shore chimney — before the first fire, not after the first leak. Salt air, nor’easters, and 80 to 110 freeze–thaw cycles a year punish masonry here harder than inland, so the checks below are ordered the way water actually gets in.
Most chimney leaks on the South Shore do not start where the water shows up inside. They start at a cracked crown, failed flashing, or open mortar joints — and the water travels from there, sometimes for months, before it stains a ceiling.
The crown
The concrete or stone cap on top of the chimney. Look for cracks, especially after a summer of heat and a fall of rain. A cracked crown lets water straight into the brick, and coastal salt works into those cracks faster. A failing crown means crown repair — not a patch on the ceiling below.
The flashing
The metal where the chimney meets the roof. If it has lifted, rusted, or pulled away — common after a nor’easter season — rain runs down the side of the flue instead of off the roof. Flashing is the most common leak source we see. More on how we trace leaks.
The mortar joints
Run a hand over the brickwork if you can do it safely from the ground or a ladder you trust. Open or crumbling joints let water in, and every freeze–thaw cycle widens them through winter. Caught early this is usually repointing; waited on, it becomes a rebuild.
The cap and damper
The cap keeps rain, leaves, and animals out of the flue. The damper should open and close cleanly. If either is stuck, rusted, or missing, say so when you call — it changes what gets checked first. See caps and dampers.
Creosote and draft
Smell smoke in the room, see soot falling, or feel a weak draft? Don’t just light a bigger fire — something in the flue needs a look before regular use. Usually a sweep and inspection answers it.
What to do tonight
If you already see a stain on the ceiling near the chimney, note where it shows up and whether it only appears in heavy rain. That detail — where, and when — is the first clue to where water is actually getting in. Tell us that when you call and we’ll know where to start looking.
Not sure what you're looking at?
Describe what you see — or can't safely reach — and we'll tell you what it likely is before anyone climbs on your roof.
